1. What ListMyNest is

ListMyNest (listmynest.com) is an introduction service operated by J.R. Augustaitis, a REALTOR® licensed in Michigan with Community Choice Realty, 305 E Eisenhower Pkwy, Suite 200, Ann Arbor, MI 48108. Homeowners describe a home they may sell, and independent licensed real estate agents submit bids describing the terms on which they would list it. ListMyNest is not a party to any listing agreement and does not itself list, market or sell homes through this website.

2. Homeowners

  • Using ListMyNest is free for homeowners. You are never obligated to respond to a bid or hire any agent.
  • You confirm that you own the home or are authorized to sell it, and that the information you provide is accurate to the best of your knowledge.
  • Your home's details and photos are shown to registered agents. Your street address is shown only to agents whose license has been verified. Your name, email and phone number are shared only with agents whose bids you mark “I'm interested” or select.
  • A bid is an agent's proposal, not a contract. Any listing is governed only by the written listing agreement you sign with that agent's brokerage. Review it carefully; it may differ from the bid, and you should ask about any difference before signing.
  • Keep your private dashboard link private. Anyone who has it can view and manage your listing.

3. Agents

  • Agents must hold an active Michigan real estate license and must have their managing broker's permission to participate. You must enter your Michigan license number when you register and when you bid. ListMyNest verifies licenses against State of Michigan (LARA) records and may suspend any account at its discretion.
  • Bids must reflect terms you are prepared to put in a listing agreement. Bids are sealed: other agents cannot see your terms.
  • Do not contact a homeowner through ListMyNest information unless the homeowner has shared their contact information with you through the site, and do not attempt to identify or contact homeowners by other means based on listing details.
  • All bids and messages must comply with the Fair Housing Act, Michigan law, and the REALTOR® Code of Ethics. Advertising must comply with Michigan advertising rules, including your brokerage name.
  • Joining and bidding is free. If any referral arrangement applies to a listing, it will be agreed in writing between brokerages and disclosed to the homeowner in writing before a listing agreement is signed.

4. Operator participation

J.R. Augustaitis and other agents of Community Choice Realty may submit bids under the same rules as every other agent. Those bids are labeled so homeowners can see the relationship. As operator, ListMyNest has administrative access to listings and bids in order to run the service.

5. Commissions

Real estate commissions and fees are fully negotiable and are not set by law or by any association. Any compensation paid to a buyer's agent is a separate, negotiable decision for the seller and buyer.

6. No guarantees

ListMyNest does not guarantee that a listing will receive bids, that any agent will perform as proposed, or any sale price or result. ListMyNest is not responsible for the acts of independent agents or brokerages. The service is provided “as is”, to the extent permitted by law.

7. Acceptable use

No false listings, spam, scraping, or attempts to access other users' information. We may remove any listing, bid or account that violates these terms.
